According to the Real Estate Staging Association (RESA):
Occupied homes should be staged before placing the home on the market. 2014 study - RESA studied 20 homes, priced between $100K to $299K that were put on the market before staging. Unfortunately, those homes sat on the market, on average, for 127 days. Once staged, they sold, on average 31 days.
A 2013 study found that homes, not staged, would site on the market, on average, for 143 days. Those same homes, once staged, sold, on average in 40 days.
A 2012 study found, If you invest in home staging before listing you will sell 87% faster.

Staging Services:Williams' Haven, LLC offers a staging consultation and four (4) different types of home staging services - DIY Staging, Final-Touch Staging, Hands-On Staging, and e-Staging. Every home staging begins with a consultation (with the exception of E-Staging). Final-Touch Staging service consultation is 1 hour length of time.

Locations: Williams' Haven, LLC services occupied residential homes in the North Eastern Ohio Counties (Cuyahoga, Lake, Lorain, Medina, and Summit). No vacant home staging. Cost & Project Completion: *DIY Staging, Final-Touch, and Hands-On Staging service fees will vary, based on consultation assessment. All homes are not created the same. Williams' Haven's fees and timeframes for completion of staging is based on a customized approached - the size of the home and the scope of the work. The overall cost is determined by the size, age, condition of the property, and the amount of furnishings, and accessories used or purchased (if required for staging).
Staging fees: Staging Consultation fees are due at the end of the consultation service; Staging fees - 50% is due at the start of service and the balance is due at the end of the staging service.
Step 1 - We will meet and discuss goals, expectations, and how you can receive maximum return on your investment, using staging. I will educate you on the home staging process and provide a demonstration of transforming a small space in your home, using home staging techniques.
Step 2 - I will walk-through your property and take photos to evaluate and assess the key spaces of your home. Key spaces are areas that will affect a potential buyer's decision. Key spaces are: foyer/entrance, living room, dining room, kitchen, bedrooms, and bathrooms. (1)
Step 3 - Staging report - I will evaluate and assess your home and create a report for how to prepare your home for staging. This report will consist of detail recommendations for preparing your home for sale. Recommendations for preparing your home for staging, will include the following: de-cluttering, minor repairs, painting, depersonalizing, furniture arrangement, furnishings, and accessories. I will utilize as much of your furniture, furnishings and accessories as possible, but may need to modify them for your home staging plan. (allow 1-week for this step)
Step 4 - After completing your home staging plan, I will re-visit with you in your home. We will sit down and review the details and answer any questions you may have regarding your home staging report and the staging process. I work with you to complete your project on time and within budget - will create a plan for managing your project.
After the review and discussion of your home staging report, if you decide to proceed with the home staging, we will review Williams' Haven, LLC home staging services and select the right one for you.

This service is called DIY because it’s perfect for “Do-It-Yourself” homeowners. You will implement the home staging plan with support from Williams’ Haven, LLC. If your budget does not allow for the hands-on staging service, but you have the time, energy, and muscle to prepare your home for staging, i.e., decluttering, minor repairs, painting, and furniture rearrangement, then this service is for you. After the home staging recommendations have been completed. I will re-visit your home several times to guide you through the staging process and provide staging support. We will focus on arranging furniture, staging furnishings, and accessories. Williams’ Haven, LLC will provide tips and suggestions for maintaining your home for showings. Cost: Staging consultation + staging service fee *
Final Touch Staging
For homes that are ready to go to market, but need that “wow” factor. This service is for homeowners that need assistance with hands-on staging of furnishings and accessories only, for one or more home spaces. Williams’ Haven, LLC will perform the hands-on staging. Williams’ Haven, LLC will provide tips and suggestions for maintaining your home for showings. Cost is based on a 1-hour staging consultation, discussion of ideas, furnishings and accessories needed for staging *
All Hands-On Staging services begins with a staging consultation. This service is for the homeowner that wants full assistance in the staging of their home. After the preparation for home staging have been completed, I will return to stage your home. Staging includes soft furnishings and accessories. I will transform the key spaces based upon your home staging plan. Final walk-through – before placing your home on the market, I will visit your staged home to ensure it’s “picture” perfect for your real estate photos. Williams’ Haven, LLC will provide tips and suggestions for maintaining your home for showings. Cost includes: Staging consultation + staging service fee *
30-minute e-Staging consultation - $50 e-support - local & distance
